How much does Airbnb management cost in Paris?
The advertised commission does not tell the whole story. Calculation base, cleaning, linen, extra fees, here is how to read an offer and compare what you actually keep.

It is the first question owners ask, and the hardest one to settle by browsing management companies’ websites. The advertised percentages look alike, but they are not always calculated on the same base and do not cover the same services.
Here is how the price of a Paris management company is built, what lies behind the commission, and the right way to compare two offers like for like.
The commission, at the heart of the price
Almost every management company in Paris is paid through a commission, a percentage taken from the property’s rental income. On the rate cards published by market players, full management usually sits between 15 and 25%. Below that, the service is generally partial, limited to check-in and cleaning. Above it, it often includes services others charge separately.
The model has one virtue. The company earns more when your property is better let, so its interests are aligned with yours, as long as the calculation base is clear.
What is the commission calculated on?
This is what moves the real cost by several points. Two offers at 20% can produce very different amounts depending on the base used.
- The gross amount paid by the guest, cleaning fees included. The widest base, so the most expensive for you.
- The nightly rate only, cleaning fees excluded. Cleaning is then charged to the guest and passed on to the team that does it.
- The net payout from the platform, after its own fees. The base most favourable to the owner.
Always ask for a worked example over a typical month, line by line. It is worth more than any percentage.
Cleaning, linen, supplies, what comes on top
The commission pays for management. The running costs of the property are often settled separately, and that is where unpleasant surprises come from.
- Cleaning between stays, usually charged to the guest through the listing’s cleaning fee.
- Linen, with three separate items, the initial stock, laundering at each turnover and replacing worn pieces.
- Supplies, soap, paper, coffee, cleaning products.
- Setup, photos, listing copy, key box, inventory.
- Small repairs, a light bulb, a drain, a lock, often billed by the hour.
None of these costs is unusual. What matters is knowing in advance who pays for them, at what rate and up to what cap.
A worked example
Take a one-bedroom flat in Paris earning €3,000 in nightly rates over a month, with six stays and a €60 cleaning fee per stay paid by guests. The figures are illustrative, only the reasoning matters.
| Offer A | Offer B | |
|---|---|---|
| Advertised commission | 18% | 20% |
| Calculation base | Gross, cleaning included | Nightly rate only |
| Base amount | €3,360 | €3,000 |
| Commission | €605 | €600 |
| Linen and supplies | €90 extra | Included |
| Monthly cost to you | €695 | €600 |
Despite a lower advertised rate, offer A costs almost €100 more per month here. Hence the point of comparing what you keep, not the percentage.
What justifies a higher price
A higher commission is justified when it buys something measurable. Pricing adjusted to demand every week, professional photos, support that genuinely answers in the evening and at weekends, a quality check after every clean, regular reporting. These are what raise occupancy, the average nightly rate and the listing’s rating.
Conversely, a low commission that leaves the owner handling incidents, restocking and late-night messages often costs more in time than it saves in money.
